This center city upscale mixed-use development will feature 182 guest suites in the hotel, 40,000 sq. ft. office space, ground floor retail, and a rooftop food and beverage concept.  The midrise tower will offer valet parking in a structured deck on an adjacent lot. The construction budget takes into consideration high-end finishes including local artwork and marble floors.  The building design includes many onsite facilities including; a fitness center, rooftop swimming pool, and rooftop garden with restaurant and bar.

Another core focus: Sustainability & Efficiency.  Beyond the LED lighting and Mitsubishi HVAC system, this property will adopt the following programs:

 

Water Conservation Program

The primary objective of this program is to reduce water wastage by means of water recycling systems. The building design will use the condensate for the purposes of irrigation to landscaping and rooftop garden elements.

 

Waste Minimization Program

This Cambria will minimize waste and encourage recycling. This property will also feature bulk dispensing instead of using personal size shampoo and soap bottles.

 

REM Hospitality is a local developer in the San Antonio market with 8 previous successful hotel developments under their belt.  The crowdfund is only a minor participant of the total equity invested in this deal.  Pledged investments from accredited investors will not be instructed to fund to escrow until the sponsor has obtained debt financing.

REM Hospitality: is a San Antonio based hotel development and management company.  Founded in 2010 by Anand Bhakta, MBA and Pratik Patel, MBA, REM has grown significantly with over $150 million in assets.  REM stands for Responsive Engaged and Motivated.  This applies not only to our staff in all respective departments, but also to our investors.  Communication is key. REM has been active in industry associations such as AH&LA, TH&LA and AAHOA.

ABRB Construction: Is a privately held construction company specializing in hotel and retail construction.  ABRB has built 6 hotels and renovated 10 hotels.  For this project, the foundation will be outsourced to Keystone who has an infinite amount of experience with superstructure foundations.  The steel and the walls will be erected by Shriver Construction who specializes in the diversakore system that will be implemented in this project.

Question: Any special room rate discounts for investors?
Answer: Unfortunately this is not a rewards based crowdfunding platform, therefore most issuers place emphasis on their financial returns and deal structure. With that said, it is not uncommon to see an issuer later offer perks to their investor base after the hotel is open and successfully operating.
