Cambria is Choice Hotels' newest brand, a modern day solution to the millenial and next-gen corporate travelers.  While the product focuses on competing for upscale corporate travel, it also caters to the leisure traveler seeking a boutique-esque lodging experience.  Cambria is backed by Choice Hotels' central reservation system.  The proposed development is located in Downtown San Antonio - River Walk. The investment instrument will allow passive investors to recoup their principal investment after five years from the start of construction. When the hotel reaches net operating income (NOI) of $5MM (projected to occur in year 4) the developer will appraise the hotel and refinance the debt.  This allows the developer to pull equity out from the hotel and return 100% principal investments to shareholders.  While investors will receive 100% return of their principal investment, they still retain their ownership position and continue to enjoy cashflow from the operating business.  This is a long term hold and disposition strategy investment, designed to recognize disposition when a institutional buyer agrees to purchase the asset for 1.65X development cost, or approximately $80MM. Developer is pursuing 100% Class-A concrete and steel structure with deep drilled pier foundations.  The exterior will be comprised of Stone and glass curtain walls.   Energy efficiency is a central focus in this smart building, featuring Mitsubishi Multi City HVAC system, 100% LED lighting, and solar panel energy system.  Eligible CPS and IRS tax credits will be passed down to investors.  The developer is expecting hotel development cost of $35,200,000, or roughly $192,350 per key plus $12,500,000 for 60,000 sq. ft of office and retail space.  Total anticipated project cost of $47.7MM ($225 per square foot).
